A new business park is coming to Northwest Houston after developers broke ground on Phase I of the 130-acre Weiser Business Park.

The site was formerly grounds of an airport and is located at 21904 Northwest Freeway in Cypress and approximately 20 miles from downtown Houston off Highway 290.

The scope of work involves the construction of three buildings totaling 557,490 square-feet that will open in the second quarter of 2022.

Building 1 will be a 75,890-square-foot rear-load facility with 128 vehicle parking spaces and have a height of 28 feet. Building 2 will be a 223,400-square-foot cross-dock facility that will be 32 feet in height with 229 parking spaces and trailer parking. Building 3 is a 258,200-square-foot cross-dock facility and be 32 feet in height with 260 parking spaces and trailer parking. Construction of a fourth building totaling 520,000 square feet will commence next year.

“Weiser Business Park is located in the heart of the Northwest Industrial Submarket, an ideal distribution point for companies in the ecommerce, consumer goods and home building industries due to the proximity to the Woodlands, Katy and the growing master-planned communities of Bridgeland and Towne Lake,” said Jeremy Garner of Trammell Crow Company’s Houston office. “Our delivery of a project of this scale in a great infill location, coupled with the site’s frontage and direct access to 290, will appeal to industrial tenants that are seeking proximity to customers and high-exposure for their brands.”

Robert McGee and Taylor Schmidt of Lee & Associates are handling leasing.

Trammell Crow Co. (TCC), was founded in 1948, and is one of the nation’s leading developers and investors in commercial real estate.
